Case Studies and Different Business Levels

Alliance Preservation has recently repositioned itself to take advantage of the opportunities thrown up in recent years by the emergence of several recent developments which include improvement in the economy and interest rates; decline of personal pensions following financial scandals and the loss of some elements of tax efficiency of these (e.g. Equitable Life); the emergence of buy to let mortgages and the proliferation of TV programmes and home improvement media which has led to a renaissance in interior design.

At the first level the preservation business can provide a potentially good living in building preservation - a key component in house renovation without which houses would remain unsold or sold at a discount.

In conjunction with this many clients go on to buy a kitchen following our remedial works, thus the basic business serves as a portal offering other opportunities/services. This can then be extended into a complete kitchen refitting service to include plastering, tiling, new floor and ceiling etc - often a service the traditional kitchen companies cannot provide.

Finance to buy and operate these business opportunities can be provided by high street banks subject to status, often under the government's loan guarantee scheme.

For franchisees who wish to enter a further business arena there is property investment and development.

1. "Investment" is, for example, acquiring a buy to let property (or portfolio of properties) perhaps using the equity in your own home as deposit money to trigger a buy to let mortgage - e.g. usable equity of £90,000 can buy three properties at £200,000 each interest-only mortgages if putting in 15 per cent deposit. If one or more of these properties is in need of refurbishment then your Alliance Preservation works force or sub-contractors can repair the property to make it saleable and then fit a new kitchen, bathroom etc. to make it desirable. This can then increase the value of one of the properties by, for example, 25 per cent leading to sale of that property at a £50,000 profit (less cost of work which may have been £20,000). This can then lead to a further two deposits for new purchases. Once the pattern has been followed long enough and successfully enough, sufficient cash can be generated to reduce borrowings on properties you wish to retain or simply carry on.

However this can then lead in turn to:

2. Property "development". You may find a property development "opportunity" (this may be a building plot for flats or houses or a house capable of being split into flats, or it may be just buying a run down property in need of work to be sold at a profit). The key difference is to remain tax efficient, as the property must not be let, otherwise capital gains tax kicks in. If properties which are bought to sell are owned for two years then full business asset taper relief may be applicable. Alternatively properties sold and then replaced with a further acquisition may also qualify for favourable tax treatment.

Underpinning this business is the ongoing cash flow provided by following the basic Alliance Preservation business model which keeps your property development and investment "works force" available and fully trained. Constantly visiting estate agents to service the needs of clients seeking quotations for preservation work also provides the opportunities for investment and development.

This virtuous circle has been very successful with several outlets over the years and Alliance Preservation have in depth case studies upon application to the company.

However as responsible franchisers we must also point out that all business is a risk and the higher levels of this business can increase in risk at each stage. To begin with, not all property is always the investment it may appear to be at first - not everything sells when you want or need it to, tenants are not always easy to find, properties do not always go up in value and the cost of remedial and improvement works may exceed the profit potential. Interest rates can go up triggering a down slide in value. Tax rates and calculations can change. However, given the above pitfalls and any others not mentioned here, a path can be trodden which minimises these risks by careful evaluation, negotiation and cautious management.

There is a proven marketplace in property value and sales and there are many specialist lenders who would not otherwise be lending against insurmountable risks.
